Im Erbschaftsfall kann ein Mietshaus nicht mehr unter den Erben aufgeteilt werden und damit kann keine Finanzierung für eine Modernisierung des Gebäudes mehr erfolgen. Es sind Ausnahmen für den Erbfall vorzusehen. Erben sollten immer in der Lage sein einzelne Wohnungen in Eigentumswohnungen umwandeln zu können.
